Some things to know about the home.
The home is essentially ready to move into. It will need window treatments such as rods and drapes. New owners may want to consider area rugs in areas where bare feet may be uncomfortable on the new vinyl strip floors.
Water heater has not been tested. Hot water wasn't needed during the rehab. Gas company will check the water heater if asked. Furnace works well so gas lines are okay. Sump pump wasn't tested.
This home has been entirely painted, all floor covering removed and replaced with new vinyl strip, plumbing and electrical checked and repaired as needed, ceiling fans replaced, and some carpentry work as needed. It is priced in accordance with others of similar size. This home was built in 2005 so plumbing, electrical, heating, air conditioning and roof are relatively young. Listing agent is also the owner. Offers will be considered where buyer is willing to accept the home as-is and finish the small remaining items all of which could be completed after move-in. Most recent sale in the cul-de-sac was in 2022 for $105,000 and it was not updated.
Items that were not done during the rehab:
Paint basement stairs, probably best after moving in washer and dryer.
Clean the garage, paint steps into garage. In the spring.
Closet doors not installed. Some folks now don't want closet doors. Several styles are available for those who do want them. Bi-folds with or without louvers, accordian types like the one in the hall closet, standard hinged doors, cloth hanging types, doubles on sliding tracks.
Kitchen set up for gas stove. Easy install for 220v line for electric stove. Material cost is about $76.
Siding could use some cleaning, possibly a power wash. In the spring.
We believe the garage door opener works but is not currently connected.
